Community Overview

Bayview Village runs from Bayview Avenue on the west to Finch Avenue on the north, Leslie Street East, and Highway 401 on the south. The community has immediate access to three subway stations on Line 4, Sheppard-Don Mills.

1. Housing:

Bayview Village real estate was initially planned circa 1954 by several builders led by Farlinger Development Ltd. These original North York housing stocks include ranch-style bungalows, split-level houses, and Georgian Revival-style homes. Many of these houses backing on a breathtaking ravine with generous lots have been gradually transformed into custom-built contemporary homes since early 2000. There are over 30 mid-rise to high-rise condo towers in the community, and many more are under development or planned. These condos are mainly clustered between Sheppard Avenue and highway 401. Condo townhouses, primarily concentrated along Sheppard Avenue and Leslie Street, are also very common throughout the community. Concerning homeownership, roughly 41% of the population in Bayview Village are tenants.

From MLS listings, in the past 90 days, Bayview Village North York sold 20 detached houses on average of $2,209,872; 13 Town homes on average of $907,308; 102 condos on average of $726,408.

2. Demographic:

Over 42% of the residents are of East and Southeast Asia origin, and 31% are of European Origin. The top places of birth of all immigrants in Bayview Village are China, Iran, Hong Kong, South Korea, and the Philippines.

3. Transportation:

Due to convenient public transportation, around 38% of residents travel by public transit. Bayview subway station, Bessarion subway station, and Leslie subway station are within walking distance from most parts of the community. Multiple bus lines also run on all peripheral streets of the community. Furthermore, Oriole and Old Cummer Go Stations are close to Bayview Village. For residents using cars, it will be very convenient to drive onto Highway 401 at the south border of the community through entries on both Leslie Street and Bayview Avenue.

4. Recreation:

The East Don Parklands Trail is an 11km hiking trail along East Don River Valley, where expansive green spaces provide habitats for many exotic birds and animals. Residents can enjoy beautiful natural scenic views while walking, running, or cycling through the dense forest. Several small parks are spread throughout the community, including Alamosa Park and Leslie Park. Blue Ridge Park, Hawkesbury Park, Clarinda Park, and Bayview Village Park offer residents tennis courts, baseball diamonds, splash pads, and kids' playgrounds. The North York YMCA, located at the southeast corner of Bayview Village, furnishes indoor facilities such as a gymnasium, a dance studio, a conditioning room, and a swimming pool with lanes.

5. Shopping:

Anchored by Loblaws, Bayview Village Shopping Centre has over 110 stores and is located at the southeast corner of the community. It is the largest indoor shopping center at Bayview Village. Another shopping concentration is near Sheppard Avenue and Leslie Street. Residents can find many large retail chains, such as Ikea and Canadian Tire, with banks and restaurants surrounded by residential condominiums. Finch & Leslie Square plaza is a small shopping area at Leslie Street and Finch Avenue, which offers a Chinese supermarket, CIBC bank, restaurants, and service shops.

6. Schools:

Elkhorn Public School and Crestview Public School serve students from JK to Grade 5. Bayview Middle School and Earl Haig Secondary School, covering most of Bayview Village, intake students from Grade 6 to Grade 12. Senior and high school students living east of Richmond Hill Go railway must attend Don Valley Middle School and George Vanier Secondary School. Earl Haig Secondary School is a famous high school that ranks top 21 over 739 high schools in Ontario. Besides the Collegiate Program that offers high-quality academic learning, Earl Haig Secondary School also has the Claude Watson Arts Program presenting students with enriched art education in Dance, Drama, Music, Film Arts and Visual Arts. It is worth noting that though the Earl Haig Secondary School zone covers an extensive area of North York, there are exceptions of several residences close by Finch Avenue, Bayview Avenue, and Sheppard Avenue, which belong to different high school zone.
